Pagosa Lakes is the market’s center. Most inventory sits in the western subdivisions, from modest ranches to view homes on golf greens. Each HOA differs on rentals, RVs, and builds; verify before offering.
Land is plentiful, systems are not. County parcels often need wells, septic, propane, and long driveways that hold snow. Build costs and timelines here surprise newcomers every year.
Downtown and riverfront are scarce. True in-town homes near the springs are few and command premiums. If walkability is the dream, be ready to wait and pay for it.
